{"id":4954,"date":"2023-09-01T04:17:04","date_gmt":"2023-09-01T04:17:04","guid":{"rendered":"https:\/\/prosfunds.com\/business\/china-relaxes-mortgage-rules-to-help-homebuyers-in-latest-stimulus-push\/"},"modified":"2023-09-01T04:17:04","modified_gmt":"2023-09-01T04:17:04","slug":"china-relaxes-mortgage-rules-to-help-homebuyers-in-latest-stimulus-push","status":"publish","type":"post","link":"https:\/\/prosfunds.com\/?p=4954","title":{"rendered":"China relaxes mortgage rules to help homebuyers in latest stimulus push"},"content":{"rendered":"<div data-editable=\"content\" itemprop=\"articleBody\" data-reorderable=\"content\">\n<p class=\"paragraph inline-placeholder\" data-uri=\"cms.cnn.com\/_components\/paragraph\/instances\/paragraph_0CBD16ED-CAA5-CEC3-159D-4E423A62A1BA@published\" data-editable=\"text\" data-component-name=\"paragraph\" data-article-gutter=\"true\">\n      China just made it easier for people to buy homes, in a move that could affect $3.5 trillion in mortgage loans as Beijing seeks to bail out a property market mired in a record slump and worsening cash crunch.\n  <\/p>\n<p class=\"paragraph inline-placeholder\" data-uri=\"cms.cnn.com\/_components\/paragraph\/instances\/paragraph_B2774D4E-3316-4F9A-D3F6-4E5F2E9F8587@published\" data-editable=\"text\" data-component-name=\"paragraph\" data-article-gutter=\"true\">\n      Down payments will be set at a minimum of 20% for first-time buyers and a minimum of 30% for second-time buyers nationwide, according to a joint statement by the People\u2019s Bank of China (PBOC) and the National Administration of Financial Regulation (NAFR) released late Thursday.\n  <\/p>\n<p class=\"paragraph inline-placeholder\" data-uri=\"cms.cnn.com\/_components\/paragraph\/instances\/paragraph_9E1D08FA-62C7-1CDF-6B6A-4E71D4DCE4CF@published\" data-editable=\"text\" data-component-name=\"paragraph\" data-article-gutter=\"true\">\n      That\u2019s a big cut from the existing requirements of minimums of 30% and 40% for first-time and second-time buyers in cities that implement home-buying restrictions, such as Beijing and Shanghai.\n  <\/p>\n<p class=\"paragraph inline-placeholder\" data-uri=\"cms.cnn.com\/_components\/paragraph\/instances\/paragraph_FE53ED23-A988-A6A4-DC72-4ED819F7BB9A@published\" data-editable=\"text\" data-component-name=\"paragraph\" data-article-gutter=\"true\">\n      In addition, minimum mortgage rates for buyers of second homes should be no less than 20 basis points over the loan prime rate (LPR), the statement said. Currently, minimum mortgage rates for second-time buyers are no less than 60 basis points over the LPR.\n  <\/p>\n<p class=\"paragraph inline-placeholder\" data-uri=\"cms.cnn.com\/_components\/paragraph\/instances\/paragraph_9475B1A7-B1B4-05F6-5AD7-4E75DA6D43CA@published\" data-editable=\"text\" data-component-name=\"paragraph\" data-article-gutter=\"true\">\n      The LPR is the benchmark for most household and corporate loans in China and is set by the central bank each month.\n  <\/p>\n<p class=\"paragraph inline-placeholder\" data-uri=\"cms.cnn.com\/_components\/paragraph\/instances\/paragraph_4937862D-8CC2-0069-84C4-4E7CB2878C86@published\" data-editable=\"text\" data-component-name=\"paragraph\" data-article-gutter=\"true\">\n      The regulators also indicated in a separate statement<strong> <\/strong>that rates on existing mortgages for first-home purchases can be renegotiated between banks and customers starting September 25.
